Terms and Conditions

By booking Denekin as a holiday cottage, the holidaymaker and the holidaymakers party agree to the following Terms and Conditions:

1 That the hiring contract shall be between the holidaymaker and the holiday property owners.

2 To leave the holiday property at the end of the holiday let in a clean and tidy condition. Any extra costs for cleaning to be borne by the holidaymaker. Equipment for cleaning includes a vacuum cleaner and a bucket and mop.

3 Smoking is not permitted in the cottage.

4 No additional charge will be made for electricity.

5 All bookings run from Saturday to Saturday. Holidaymaker agrees to arrive 4-5 pm on 1st day, unless they let us know by telephone or email.

6 To allow time for proper servicing of the cottage, guests are restricted to arriving after 4pm on the first day and to leaving by 10am on the day of departure.

7 Denekin has its own fenced garden in a working animal sanctuary. Outside the fenced area belonging to the cottage, the holidaymakers proceed at their own risk, although there has never been an accident with our friendly farm animals.

8 All dogs to be kept on a leash at all times outside the fenced area.

9 To replace any breakages, damage or losses, or reimburse the holiday property owner for such breakages, damage or losses as stipulated by the holiday property owner. To reimburse the holiday property owner for any soaked or damaged mattresses.

10 To use the holiday property solely for its purpose as holiday accommodation.

11 To absolve the owner of any responsibility for accident, illness, injury or losses sustained while on or around the holiday property, however caused.

12 To limit the number of occupants (people or companion animals) ito the number agreed in advance in writing or by email. The holiday property owner will refuse admittance to the holiday property where this condition is not observed - i.e if additional people or animals arrive.

13 Only pets will be allowed which have been agreed in writing on the booking form, for a cost of 15 pounds each.

14 To vacate the holiday property at the termination of the let.

15 That any disputes shall be settled in accordance with Scots Law.

16 The booking is made on the understanding that the holiday property will be placed at the holidaymaker's disposal on the date stated on the Acknowledgement of Payment. Should this not be possible due to circumstances beyond the control of the owner, then the owner cannot guarantee to provide an alternative holiday property. In this case the rental paid will be returned to the holidaymaker and the holidaymaker will have no further claim against the owner.

17 The submission of the completed booking request form shall constitute an offer by the holidaymaker and a contract shall only come into existence when the holiday property owner accepts the booking.

18 The property owner will not be liable for their judgement of quality or facilities or amenities of Denekin nor for the availability of local facilities and amenities as detailed in the holiday property descriptions.

COMPLAINTS PROCEDURE

Stage 1 It is the property owner's responsibility to prepare the property for your arrival. Should any problem or any cause for complaint arise, it must be reported immediately to the LOCAL CONTACT or KEYHOLDER and the PROPERTY OWNER (tel. 07957752001) who must be given the opportunity to rectify the situation.

Stage 2 If the complaint is not immediately reported or if the holidaymaker leaves the property without reporting the complaint as stated in Stage 1, the the owner will not be held liable for further complaints related to the issue raised.

This complaints procedure must be strictly adhered to. No inspection of the property will be made when other holidaymakers are in residence.
